O'Neil Conservation Easement

In 2019, Robert O’Neil donated a conservation easement on a 22.3-acre portion of his Sutton property located along NH Route 114 and Johnson Hill Road. The easement will help to protect not only the abundant wildlife habitat in that area, but also several bodies of water including Russell Pond and Blaisdell Lake. The property has highly ranked forestry and agricultural soils and is listed as “farmland of local significance.”  It is primarily forest but also has open field.Read more

Old College Road Preserve

In 2002, a group of concerned neighbors in East Andover purchased a 54-acre parcel of land to protect it from future development. The group, including Alex Bernhard and Myra Mayman, Fritz and Barbara Hunting, Joyce Jones, Jon and Vicki Mishcon, and Lori Cox, named the property Old College Road Preserve. After more than 10 years of ownership, the property owners approached Ausbon Sargent to discuss their desire to gift full ownership of Old College Road Preserve to the Land Trust. In 2014, Ausbon Sargent accepted ownership of the property.Read more

Otter Pond Protective Association

The Otter Pond Protective Association (OPPA) worked closely with Ausbon Sargent on this easement to permanently protect critical wetlands and productive waterfowl habitat. The OPPA properties are part of Lake Sunapee's watershed and consist of two tracts of land, totaling two acres on Oak Ridge Road in Georges Mills. The conservation easement assures that the properties will be retained forever in their natural state. No structures are allowed. Forestry activities are permitted.Read more

Parkhurst (Lake)/Perrygo

In 2002, Dr. Edward C. Parkhurst and his wife Anne donated a conservation easement on 2.66 acres of their property on Woody Point Road. This encompasses 759 feet of shore frontage on Little Lake Sunapee, protecting the lovely cove to the west of Woody Point Road. This conservation easement eliminated three possible building lots, and ensures that the entire property will remain a single-family residence. The property is adjacent to the New England Forestry Foundation land across Little Sunapee Road, which is also protected by a conservation easement, held by Ausbon Sargent.Read more

Parkhurst-Sjostrom/Hoover

This property - placed in easement by Dr. Edward "Ted" Parkhurst and Loren "John" Sjostrom - is an important part of the Little Lake Sunapee watershed. With a Class A water quality indexes, Little Lake Sunapee is used by many as a source of drinking water (including the water system of New London from wells on Colby Point, which is surrounded by Little Lake Sunapee). The conservation easement prohibits development and requires the property to remain a forest. The land now sits between two other protected properties.Read more

Patten

The Patten property was protected through the actions of the Patten family in Springfield. Dallas, his wife Mabel, and his brother Malcolm, worked with Ausbon Sargent to protect this primarily undeveloped property, which consists of a mix of agricultural fields and forest. It contains prime agricultural soils which are rare in the state of New Hampshire. The property is listed as Supporting Landscapes under the 2010 Wildlife Action Plan.Read more

Pelfor

In 1995, the Pelfor Corporation donated two easements on two parcels of land off Barrett and South Pleasant Street, which abut land owned by the New London Outing Club. The property includes a portion of the Lyon Brook Trail and preserves open space, particularly forest and wetlands, which support wildlife habit and the watershed. It also supports outdoor recreation by allowing for public trail access. The easement was granted to the Town of New London with Ausbon Sargent as backup grantee.Read more

Perry/Radzelovage and Nardino

In 2001, the Perry family donated a conservation on their 41.77 acres of land. The property is located on the north side of Hoyt Road and the east side of Philbrick Road in Andover. It includes a homestead or "unrestricted area" of 5.60 acres. With approximately 1,400 feet of frontage along Hoyt Road, the property is visible to the general public. The land includes a mixture of forest, open field, and abandoned sugar orchard and pasture, creating a diverse range of vegetative conditions, which attracts numerous wildlife populations.Read more

Phillips (Lake)

In 1991, the owners of the "Kentlands" Boathouse property, Mrs. Bessie Phillips, and the Denny Beach Realty Trust helped protect the scenic shoreline of Little Lake Sunapee by donating a conservation easement to Ausbon Sargent. The 3.5-acre Phillips Lake property actually consists of a 2.40-acre parcel and a 1.10-acre parcel that contributes to the easement. Both properties are primarily forest land. This project is an excellent example of several landowners working together to protect contiguous lands.Read more

Phillips 3/ShadowLawn Farm and Stanley

in 1991, Mrs. Bessie Phillips granted an easement for 43.1 acres of forests and open fields on the east side of Burpee Hill Road. Combining the acreage of four other easements, Mrs. Phillips protected a total of 175.5 acres of open fields and forest with over one-half mile of roadside stonewalls, lined with lovely sugar maples visible to the general public.Read more

Phillips Preserve

In 1980, as a memorial to her husband Stephen, summer resident Bessie Wright Phillips of Salem, MA gifted 71 acres on Otter Pond to the Town of New London.  The property is managed by the New London Conservation Commission. It has over 1,600 feet of frontage on Otter Pond and over 700 feet of frontage on Otter Pond Brook which flows from Goose Hole Pond into Otter Pond. The Phillips Preserve is open to the public for low impact recreation, offering significant trails on the property. The easement is managed for timber production has a substantial view of Mt. Sunapee.Read more

Phillips/Farnsworth and Carey

In 1991, Mrs. Bessie Phillips granted a conservation easement on her property on the west side of Burpee Hill Road in New London. At a total size of 61.4 acres, the property was allowed to be divided into two lots. Lot one consists of 25.2 acres with one single-family dwelling and a seasonal cottage. The seasonal cottage must remain ancillary and may not be further improved. Lot two consists of 36.2 acres. Both lots are a mixture of forests and open fields. The property is part of the Lake Sunapee watershed, contributing to the protection of the water resources.Read more

Phillips/Town of New London

Mrs. Bessie Phillips donated a conservation easement on a nine-acre parcel with 888.6 feet of road frontage along scenic Route 103A in New London. The land, already in current use, was originally part of a larger tract, which was cut off by the construction of I-89. The remaining parcel of 61.4 acres on the western side of Burpee Hill Road was permanently protected in 1991. This 9-acre parcel offers a natural buffer between the interstate and Route 103A. The property is also part of Lake Sunapee's watershed.Read more

Pleasant Street-East/Town of New London

Bob and Timmie Poh donated a conservation easement for 40 acres on Old Main Street with 1,300 feet of frontage along Lyon Brook. Primarily forest, this property's natural vegetation is important to the water quality of Lyon Brook and the Kezar Lake watershed. The easement prohibits subdivision and buildings. This property includes a portion of the New London Conservation Commission's Lyon Brook Trail and will remain undeveloped.

Laurie and Bob Durkin acquired this property in November 2007 and held the property until 2015 when they sold the property to Holly Sethness.Read more

Pound Woodland Preserve

On January 13, 2023 the Ausbon Sargent Land Preservation Trust  finalized the donation of a conservation easement on 125 acres of land in Wilmot, NH. "Pound Woodland Preserve" is very close to the Cassey Brook Preserve, which was purchased by the land trust in 2020. The property includes the headwaters of Cassey Brook, and a portion of it is ranked highest for wildlife habitat in the state. These 125 acres, owned by Ken and Nola Aldrich, have been identified as an important area for protection in the Wilmot Master Plan.Read more

Putnam

The Putnam easement, donated by Gerry and Lisa Putnam, has been identified as one of Sutton’s "Special Places." Boasting 1,500 feet of frontage on Hominy Pot Road with scenic views of fields and woods, Lyon Brook meandering through it and King Hill as a back drop, this 45.2-acre conservation easement connects two other large areas of protected land, Musterfield Farm and the King Hill Reservation, creating a combined total of 776 acres.Read more

Ring Brook/Audubon Society of NH

A generous donor granted a conservation easement to Ausbon Sargent on seven undeveloped tracts of land off Chalk Pond Road in Newbury. The Society for the Protection of NH Forests (The Forest Society) holds an executory interest in the easement.

The property consists of 77.84 acres of undeveloped land and is located on the north and south sides of Chalk Pond Road and east and west sides of Cheney Road in Newbury. The property is almost entirely forest except a few small wetland areas along the brook. Ring Brook runs through the property and eventually flows into Lake Todd.Read more

Roby Preserve

Many years ago, Barbara Roby's parents placed a conservation easement with the Forest Society on a large parcel of land in East Andover.  It had long been Barbara and David Roby's intention to protect their 41.98-acre property that lies across Route 11 from her parent's acreage.  The Roby's chose to gift this land to Ausbon Sargent in 2017.Read more
